I don't think you gave us enough info to really tell you if it's a good idea or not. I will say having your parents near the property is usually much better than just investing out of state blindly. I'd say do your research carefully then pull the trigger on which ever way you decide!

 Welcome to the site! . . . Just an FYI you can find decent multi-family houses for much less than $300k in Philly, and condos can be up close to a million dollars here as well. It all depends what your looking for specifically.

 A free way to find absentee and tax delinquent homes is to search the blocks of the area that you're interested in on the city OPA website. For example, if you know where you would like to drive for dollars, you could search every address on the streets you'd be driving and look up each house's info. You can write down all of the absentee or tax delinquent houses that you find. It's a very tedious and time consuming exercise if you want to get a legitimate list, but if you're budget is thin, its a way to get started 100% free.

I doubt you need a coach, you can talk one-on-one with potential sellers. I don't think any coach worth listening to will tell you something far from "find a marketing strategy that will work for you/your situation and get sellers to call you."

There are a ton of posts and podcasts about how to get the ball rolling. I think once you start the leg work you will run into a mentor that will help you get to the next level. Other than that, take action everyday and see what happens! good luck!

 My advise would be get a property under contract and call up a few general contractors to come meet you at the house and give you their estimates.

 It's great that you are getting the necessary education before diving in. My advice would be to go see all the houses available in the neighborhood(s) that you want to buy in. You said you've only looked at the ones that YOU think are gems but you admitted not knowing much yet. Go see everything! You might learn why some houses you think are overpriced have more value than you think or that what you thought were houses that are priced well, actually won't rent out well for whatever reason.

You can get that from MLS. If you don't have MLS access, you should make sure you have a great working relationship with a real estate agent. One that knows clearly your intentions and is willing to help you reach your goals (also somebody who you can help reach their goals because the relationship should be mutual).
