Congrats. The title is a bit misleading thought. Two is a very small sample size. If you were to send out 100 mailers, I am sure response rate would drop here.

@Darien Gipson I agree with all of the above suggestions. If you go to vista print, you can pick out a nice, professional design. If you want, to start off with you can just put your name, phone #, e-mail and title.

If you want to start a site, go to namecheap.com to register a domain and weebly.com to create a website. It doesn't have to be fancy or anything. Hope this helps.

Hi everyone,

I am curious. I've seen few people mention that if you can't qualify for traditional financing, you can look to partner up with someone that will put his/her credit on the line. I can come up with 20-25% down payment, but my problem is that I'm not qualifying for loans due to my lack of job history (less than 2 years). Hypothetically, If I were to put down the money and use someone else (trustworthy) for their credit in respect to buy and hold or rehab, how do you guys structure this type of partnership? Are you responsible for all of the liabilities and cash flow is split 50-50?

I would love to hear how some people do these deals personally.

Hi everyone! My name is AJ Patel and I am just starting out in REI at the age of 26 here in the Orlando area. I have a full time job as a Project Manager and have also operated many successful online companies in the past through my high school and college years.

I am also a silent partner in a liquor store here in Orlando, but honestly I have been looking to get into something that will allow me some more flexibility in the future and I strongly believe REI is the way to go. I have been lurking here for for a month now, listening to podcasts and reading up blogs, forums, books, etc. So it has been a nice learning experience.

I am now ready to take action, even though I may not not every facet of the business. My strategy is to start out with wholesaling and I am looking to send out my first mailers by next week. I will be following up on the leads during breaks, after business hours and during the weekend. I also have a partner and we are planning to move aggressively on this. If we run across something that we're not sure about, I am hoping that this great community will be there to help! I know we will make some mistakes along the way, but I feel that is the best way to learn as long as we're honest about our dealings.

End goal is to get into a buy and hold strategy. I'm really excited to finally join and I am looking forward to making some great connections here!
