Depends on laws of your area but either way that's not a tenant you want to keep around thru another lease term. Appliances can break or don't run 100% efficient whether you own or rent, it's reality. In this situation as long as the landlord is putting prompt effort toward fixing the problem (which you are), that's all a tenant should expect. If they want things to be perfect then they should of rented a new house, but more likely they're trying to get their money's worth from you. Good luck 

Depending if buying or selling, make sure you talk to lenders. I am looking at a duplex with no comparables around. Seller said multiple lenders declined to appraise the house for the last buyer under contract. 1 creative lender was willing to lend but up to about 60% LTV.

Hi Josh, welcome! If you haven't already, I recommend reading house hack books in the BP bookstore and there's podcasts about house hacking (searchable in the search bar).

Would be good to rent out your room / unit while you don't live there.

Do you plan to house hack a multi family (by unit) or a single family (by room)?

Definitely Practice analyzing the numbers , make sure it makes sense as a rental! Also investigate delayed financing which you buy the property with "cash" and refinance without seasoning period

It's not right they plowed into your property and that's alot of snow, but I don't think lawyer talk is necessary yet.. I rather keep good relations with neighbors than being hasty early on (coming from perspective of living in the house, maybe different approach for PM company). Give them a benefit of the doubt, maybe it's a new plow company  that isn't used to the neighborhood.

Clearly communicate with them what is required, and babysit them while they plow to make sure they do it correctly. If they continue to not plow over a couple days, then put in writing then get lawyer involved if it continues. If your tenants have no other place to park then shorten timeline

It's good you are practicing deal analysis and adjusting the inputs to make it cashflow! If houses in a market are selling for prices near what they are asking, then the market is not necessarily overpriced, it's what people are willing to pay. If a house is listed for a long time and no one buys it, then you know that particular house is overpriced. Perhaps analyze older listings and put in offers that make it cashflow.

Also in many locations, houses on the MLS often do not cashflow. So I recommend to investigate ways to find off market deals. You can do a forum search for methods, or there's some BP podcasts that discuss this topic. Good luck!
