(Property in California) New tenants that moved in on the first of September are requesting I replace/ fix the microwave since it is not heating properly. Who is responsible for fixing the microwave?

Hello Bp!

I would love to get  into the property management business, however, I do not currently have any real life experience.

Currently, I bought my first investment property out in la habra, Ca as a buy and hold investment and I am planning on self managing the property myself. In the near future, I would like to buy more properties and eventually start my own property management company to run my properties for me and also to run my mom's properties as well.  (she's a real estate investor and currently owns 10 properties).  

I was wondering if anyone on BP living in the oc/la area would be generous enough to allow me to intern for their pmc.  Currently, I do work full time in Los Angeles, but I would gladly give up my weekends to any mentors our there.  Thank you for the consideration.

 Thanks for the advice! That's very true.  My profit margin is smaller than I would like, but i feel like this is the best one I've seen so far.

@John Matthews:  my goal is to buy a property every single year!  

This is what I calcuated:

vacancy: 10%

property management: 8%

repairs: 10%

home owner's insurance at $438 per month

My cash flow:  $214 per month

I know it's not much, but i'm planning on keeping it forever

hello bigger pocket!

I am planning on making my first purchase on an investment property.  Right now I am located in socal and I am planning on buying a DUPLEX property out in fort worth.  Here is the breakdown:

Built: 2006

Renovated: 2014

sq feet: 1960

Listing price is $125,000

Down payment of 25%:  $31,500

Interest rate:  4.5%

property tax: 2%

Rent: 695 and 695= 1390 per month

Mortgage- $367 a month

Do you think it'll be a great investment?  I would appreciate the feed back! Thank

Thanks for the advice jonathan!  I am in the process of acquiring my real estate license.  I should be done with my coursework by mid march.  

Where would you find a commercial internship?   is it through a real estate agency? Thanks for the advice.

Hello bigger pockets!

I am 26 years old, working full time in the Los Angeles area.  This is my first time actually going on this forum and posting; however, I am an advocate listener to the Bigger Pocket's podcast!  I would love for the opportunity to learn this business, specifically in the buy and hold aspect.  The idea of having financial security and the possibility of early retirement present an exciting opportunity for me.  

I would love the idea of someone on Bigger Pockets giving me the opportunity to work/intern for them and taking me under their wings as a protege.
