Hi guys,

Rookie investor here. I was wondering if there is a risk in taking over from property management and having a new lease agreement with the tenant. The property is on my name and that would mean the landlord section of the lease would hold my details vs the property management company currently. Is there anything I need to be aware before I make this call?

Hello everyone,

Rookie investor here, I bought a rental in the outskirts of Atlanta, GA and I lately realized that the right way to hold properties is under an anonymous company. I am not entirely sure of how this works but could you guys please point me to the right direction?

 Thank you very much for your inputs Nathan, I very much want to learn. I assume as my portfolio gets bigger overtime, I must know all these things. That being said, I think I must still do a lot of research to avoid pitfalls and I'm glad I found this community.

- For eviction, I think they work with an attorney, probably I can do that too? Still trying to figure out.
- Emergency maintenance calls, I talked to rentredi and they have an add-on for maintenance, its just $25/mo for any number of units
-  maintenance getting done cost effectively and acceptable quality is a challenge, yet to figure out this piece
- Screening can be done with rentredi as well.

I think I'm half way through, pls help me out if you know the answer to the other two.

Thank you Randall, its really comforting to learn from your experience that it is possible to self manage. I had no proper guidance and I took a leap of faith when I got into real estate investing. I am a renter myself and do not own a primary home yet. I live in the west coast and my properties are in the east, I am yet to figure out a way to manage these but thank you very much for your inputs, it gives me some courage to go ahead with what I was thinking, I might need to do a lot more research but the fact that its possible comforts me. Thank you.
