Airbnb is allowing cancellations without penalties for those made before March 14, 2020.

@Jamie Borst let's chat.

Thanks @Clarence Johnson.  Yeah, I did an airbnb for 2 years in LA back in 2011.  I think people have a fear of the unknown.  Fines should be based on incidents not just a blanket regulation stopping it.  But I'm assuming that the hotel lobby understandably has a role in this.  I know Cali is very tenant-friendly.  Does that affect short-term rentals in any way?

@Josh Birrell rented.com has a guaranteed rate/mo for a year which is my main interest with them.  Plus, it's a referral so they are not the ones I'll be dealing with, but the PMs.  I'm going to give them a bit longer.  I know @Monika Haebich is very active on here and responsive.  Hopefully, she'll jump in soon.

Thanks @Josh Birrell.  Great to hear.  I've been chatting with them for about 2 years and they've been super responsive unlike Rented.com, but never had a property that was ready to be rented.  Do you have any experience with rented.com?

I'm excited to say that I finished my down to the studs rehab on not just one, but two properties.  I sold my share of one property and bought out my partner in the 2nd one.  Here's the end result:

I'm figuring out options to keep it and rent it out short-term rental (airdna says it's about a $1500/mo average).  Rentometer says it's about $800-1200 for a long-term tenant.    It's destaged (unlike photos).  It still needs appliances.

I'm interviewing both short-term and long term property managers.  If anyone has any leads or recommendations (and the ones blacklisted - you can PM them to me) please send them my way.

I tried rented.com about 5 times 2 weeks ago and got zero responses and the site would not let me finish the process (yes, i tried 2 different browers both updated). 

I am having some luck with evolve vacation rental.  They've been responsive.

I'm also shopping for a refi loan. Lima One looks good so far, but I'm open to other suggestions.

How have the STRs worked out for you in Fountain Square area?

I love your post.  

I've been trying to sign up on rented.com, but after I input everything in the first tab it resets.  I made sure I updated browers and tried chrome and safari.  Then I can't get past the first section.  I submitted a link for you guys to do it, but no response or a confirmation email.  I don't see a phone number on the site to call.  Please advise.

I'm paying about $37/mo for my personal property's insurance which is worth way more than the rental. That is coming out to about $157/mo.  Does this discrepancy seem right to you?

Thanks @Jason Bott - I spoke with Foremost and it's about $16 cheaper/mo to reduce liability.  It doesn't really seem that good of a move.
