Thx guys. Really appreciate the time taken to answer.  Example: Owner has a property renting at $3500 monthly. Has had for over 20 years. Same tenant last 10. Asking around $375k. Current tenant hasn’t renewed so currently on a month to month. My question would be is this attractive to investors? I currently focus on residential wholesale but came across this commercial seller. 

So as investors, is it more appealing to see a high cap rate, low purchase price, or the ability to add value down the line? Or what is the order of consideration?

What are the main things to consider when looking at a commercial property? Is it more so the price or cap rate that attracts investors? Have high ticket commercial leads with a decent cap. Any feedback is appreciated.
