I'm in Los Angeles looking for a mentor. I'm all over the city everyday and have a few prospective properties that I would like help with. Also I'm open to being a virtual assistant to someone with interest in SoCal but not local.

  @Paul Moore I am hesitant however, I don't want to be able to secure a contract and not be able to move the property. Through research I found it is bank owned and being sold through Realtors.

Hi, @Paul Moore. I wouldnt say I have in place specifically, I have a small cash buyer and investor list however I don't have anyone of them aligned yet. 

Once I secure the contract I do plan to advertise to them as well as other avenues as well. Like here maybe if that's possible.

Thanks Michael S., I am actively learning the process, I was just looking to be proactive and strive to earn while I learn. 

Thanks you Todd Fox for that suggestion however there are no tenants and no signage outside either. I did a search and found a agent, but the number was not working when I called.

I'm looking to assign this deal.

Hi, Im new here and to real estate relativly, I have my eyes on a few multi family units, which are commercial. 

My question is what to do next.

I have the address, I can take pics, however its difficult to locate the person or company that owns it so that I can make an offer.
