Post: Over saturated markets

Very interested in investing in small multi family the rio grande valley, Mcallen to be specific. There are currently 249 multi family properties on the mls, with a bunch of it being new construction. I am afraid this market is getting over saturated. Any advice?

A deal was presented to me recently, as far as numbed go I figure it’s a good first deal. I just don’t know what to expect with being a landlord and or dealing with all the stuff that goes in to closing the deal. Is it better to learn along the way and make mistakes as I go to not let the deal pass. Or wait till I become more knowledgeable with the entire real estate investor/landlord side of things first.

Looking for advice on building a four plex that seems to be my only option in my era. Worth the wait on the contractor risking inflation and higher interest rates?
