Hey Courtney,

Welcome back! I’ve heard great things about your meetups, although I never had the chance to make it out to one. It sounds like you’ve built something really special. Looking forward to connecting and hopefully seeing you at one of the upcoming events!

Best,
Antonio Cousin

Quote from @Kenyatta Barthelemy:

Hey y'all! My name is Kenyatta. I'm a recent law school graduate in the beginning stages of my real estate investing journey. The plan is to purchase a residential multifamily in the New Orleans or Baton Rouge area using a FHA loan.

I'm currently in the research phase, listening to hours of Bigger Pockets podcasts and reading Real Estate Investing by Brandon Turner. I've also signed up for New Orleans REI meet ups in the upcoming weeks in hopes of making valuable connections in the local market.

Just wanted to make what is the first of many posts and say hello to everyone :)

If anyone has knowledge of multifamily investing in the New Orleans or Baton Rouge area (or is on a similar path), feel free to connect!

Hi Kenyatta,

I am active in New Orleans and Baton Rouge and have rentals in both. If you have any specific questions, I am here to assist.

Hey Brandon,

I would suggest looking on the outskirts of Baton Rouge and be willing to go to areas such as Baker, Denham Springs, and even as far as Donaldsonville.  I have four properties in Donaldsonville and that's a really good rental market.

Hi Patrick,

I'm from New Orleans as well and currently live in Prairieville.  I own a real estate brokerage and also own properties in New Orleans, Baton Rouge, Denham Springs, and Donaldsonville.  Your assessment of the market is accurate, but there are still deals out there.  It's just a little harder to find.  I would love to assist though.  I search both the New Orleans and Baton Rouge area markets every single morning.  www.Service1stRE.com

@Kevin Prince I looked into this a while back and found my local credit union provides the loan program.  I would like to have another list of lenders as well so thank you for asking the question.

Here's the link to Campus Federal.  It's the one I was considering, but I still need to do the numbers.

I use Rental Hero.  I've been using them since 2018 and so far so good.  I just renewed for another year.  I was using Quicken, but didn't care for the interface.  Rental Hero is way easier to use and so simple even someone not familiar with technology could figure out.  I have seven doors and two separate bank accounts linked.  Really easy to set up too.

I stumbled on this thread while searching for a cash out refinance on smaller properties.

@Darren Eady Does your company provide those services?  The property I'm referring to is in Baton Rouge, LA and worth $65-70k.  Thanks
