Any realtors in the Broward County area that has experience working with FHA 203k loans? Looking to apply in the near future and have a couple of questions.

Greetings! New to wholesaling and my market is Broward County in South Florida.  Went to courthouse today to get probate list and they sent me to a room with computer to look up the lists myself, then print out what I want.  Problem is I didn't know exactly what I was looking for.  I went to probate section and then the drop down menu gave me dozens of options that I had no idea the meaning of.  Trying to narrow the selections I should search so I am not wasting time and money calling everyone and printing out things I don't need.  If anyone can tell me selections I should focus on that would be greatly appreciated.

Anyone know of any reasonable roofing companies in Miami Gardens area? Preferably one that will come out and give a free quote?

I'm aware reverse mortgages are for people who are 62 years old and older but is there any other program or something similar to this for people younger than that age?  Long story short... own a home free and clear but credit is so poor can't qualify for any home equity loans or refinancing.  Basically stuck with a home that is paid off that I can't pull any money from to invest in other properties.  People always say its a blessing to own home but I can't seem to make it work for me.  Any other creative ideas to help me pull money from property?

Currently own home in Miami Gardens area, need any information on reasonable roofings company that provides financing with low interest rates.  Trying to refinance home but needs new roof and other smaller home improvements.  Thanks in advance!

Not sure if this has been asked yet or not but does anyone know of bank or institution in South Florida area (Miami to be exact) that would give home equity loan without home having home owners insurance even though the home is owned outright?

@Abi Wegman Thanks for the information! The only reason I was wary about putting my name on the title because I was worried maybe it would hurt my chances of using the first time home buyers credit since it would show that I actually own a home, but like you mentioned talking to a CPA would definitely  help me. @Greg H. this is my first time hearing of such an issue but thanks for the heads up!

Currently living in Miami, Florida and looking into getting into real estate investing. Married about 2 years ago and moved in home with wife who already owns her house outright. To start our jump into real estate investing we wanted to pull equity from the house and use it as a down payment on a duplex or triplex to create cash flow and use my first time home buyer credit since I technically don't own a home yet. Problem is the house we live in now, although completely paid off, we are behind a couple years on property taxes and my wife's credit is too low for a bank to even consider giving her HELOC or any type of equity loan.

So my question is in the state of Florida is there a such thing as "gifting" a house to a spouse.  I read something about some type of gift tax may be involved on her part but couldn't really find any concrete information on it.  The reason I ask is because if she gifts me the house then I can use my credit to pull out equity from the house to either put down payment on new home or fix up our current home and get it reappraised and pull equity from the house that way.
