Hey Carlos, glad you got into a property in Hialeah. It is a great area for rent with a lot of hard working Hispanic families.

@David O. I've been wholesaling all my deals. Id like to start keeping my deals but have not found a good source of private money to do so. I get some really good deals! I'll definitely keep you in the loop on my next one. I have one deal now being negotiated with the bank. This SFH is located near SW 212 Ave and the FL Turnpike. Very beautiful area. I will let you know as soon as I get the approval. I also have a short sale being negotiated in Sunrise and another deal somewhere else I can't remember right now. I have one short sale approved but an Investor scooped it up before I even marketed it! I have 2 more deals that I haven't gotten the contract on but it's only a matter of time before I do. One is an equity deal near Allapattah I believe. That one I'd like to rehab slightly and hopefully find a private lender to work with me.

@Roc Pilon Thanks brother. It's exciting to get a call and they're all like "I saw your website and..." I have no idea what platform I use. I had a gentleman off of a recommendation build that gorgeous website you see. I tried building a site but it was way too time consuming so I just had someone make it. It was worth it!

@Devan Mcclish I used Tim J. Schmidt, expert SEO guy. I think he gives lectures on this stuff. Anyways, he's freakin great! My site was #14 within 60 days. As far as payment is concerned, you can talk to him as every client needs are different. What I pay is what I pay, sorry ;-). I got my first deal after about 4-5 months. I believe those results are not typical. Tim always tells me "content is KING" so that's the same advice I'll give to you.

In the past month, good leads have been coming in!

So far, Ive converted 1 out of 4 calls.

A lady called me to buy her house via short sale. She was from Naples, FL and I work in Miami and Broward. I checked with my partners to see if we had buyers in that area and unfortunately we knew no one. I handed it over to a Realtor from that area. I called the local REIA but never got a response. Still, it was fantastic opportunity and I really helped her out because she had no idea what to do.

Another time, a gentleman called me and I had to fight for his rapport because when I told him to look up "Antlop Investment Properties" on the web, google automatically searched "Antelope Investment Properties" (like the animal) and he was all like "that's not you"! lol Anyways, he gave me his grandma's phone number, who was the owner of the house. She tells me that she has a realtor and that she hasn't sold the house. Before I could get out there and inspect the house and make an offer, the realtor had finally been able to get an offer and closed the deal. I followed up several times but had a really hard time getting in touch with the homeowner.

The next one was a deal! She called me to buy her house. What I like is that she educated herself before she called me. She checked me out, read my reviews and decided I was the best person to proceed with on her house. I have all the paperwork we need to move forward with a successful short sale. The bank just recently asked for 2014 taxes. She doesn't have them, which is no big deal. So far, everything is moving along nicely.

Lastly, a gentleman called me about his condo. What I like about this lead is that he is short selling his house before it's even in foreclosure! He is a smart guy trying to avoid credit damage. I explained to him everything that we do and he was blown away! He couldn't believe we get rid of his mortgage debt and get the bank to waive their right to a deficiency. I haven't signed him only because he left on an emergency flight to see his family which is totally understandable. Im fully committed to our success (win-win) and not to just making money. It feels great to help people out! 

I hope the website keeps producing as the only thing I do is add content from time to time and pay my SEO professional. It's like icing on the cake. I love it.

Mike, Im not from South Jersey, but so far the key for me is to fill up my pipeline with pre-foreclosure opportunities. 

What they would cost you is the down payment and the contractors report. A contractors report is optional. 

You'll know what the bank will want when the approval letter comes in.

Smart negotiators are a factor as well.

I am getting my license anyways but am wondering if it is absolutely necessary to have one in FL and in Miami-Dade county. Thanks.
