We (husband/wife) have multiple rental properties that all have current long term leases in place. These properties are filed on our taxes. We do have quite a few write offs that the lenders we've contacted are having issues with qualifying us for a primary residence. We have a W2 that shows income as well as the rentals. The lenders are saying based on the write offs, the rentals are showing losses. Therefore, they can't offset the rentals with the income we receive from them and now our DTI is extremely high. The primary residence we're trying to purchase is in a community property state. What are real estate investors doing to overcome these types of challenges?

We're seeking loan options to repair two free and clear properties we own. We spoke with a lender who wants to know the purchase date and price for the properties. Is there a reason why the lender would want to know the purchase price if they're both free and clear with no liens?

Hello, I have not found a good GC as of today; however, I am prioritizing my search efforts towards those that are recommended through fellow investors. I do understand GC's are generally more expensive to use than appointed each job with specificity, i.e, roofing, electrical etc. Thanks all

Hi Gabrielle, I want to encourage you to stay motivated in real estate and the Saginaw market. There are a lot of discouraging jokes and comments about the MI market, stay focused and educated and you'll find success. I have held and flipped properties in GA and AL, however, not to the extent of labeling myself as a professional or guru. I have just purchased a home in Saginaw, currently to hold. If you know of any reputable contractors in the area, can you please inform. Thank you
