You are right the NE DTLA area is getting some major attention.  I heard an story a couple weeks back regarding the matter NPR radio show, however, they made no mention of the River revitalization or I was not paying attention.  They did make mention of the historical bridge revitalization, the one connecting DTLA to NELA area...and the plans to revamp Pershing Square.

Still, I do not think it will compare to the development going on in Inglewood.  The have plans to revitalize the Hollywood park casino and surrounding lot, ALL 200+ACRES OF IT!!!  All to the tune of $1.8BILLIONI AM NOT A PROFESSIONAL-REAL ESTATE-ANYTHING outside of being an Inglewood homeowner and I can tell you that the construction has already begun on a 300 room hotel, major streets (century and prerrie and homes have gone up

Also, the Crenshaw/lax transit is underway and public transportation is always a plus.  This a quote straight from metros website "A January 21, 2014 groundbreaking ceremony, attended by members of the community, Metro officials, and local, state and federal representatives, marked the official beginning of construction on the $2.058 billion Crenshaw/LAX Transit Project."

Let me not for get to mention the Newly revitalized Madison Square Garden owned Inglewood Forum which Hosted the likes of Fleetwood Mack, Justin Timberlake, Janet Jackson, Sam Smith, the Eagles, Pepe Agular, Kevin Hart just to name a few, all with in the last 2 years

Yes, I could refi/cash out but I wouldn't be able to both pay rent/mortgage on the new primary and maintenance/upkeep on my rental.

I have entertained the idea of house hacking.  That seems more logical and feasible.  My biggest concern is finding the right MFU deal...price point, cash flow, LOCATION, etc.

Yes, it will be a huge risk.  The same huge risk I took when I proposed to and married my wife.  The same huge risk I took when we decided to have a child.  Okay, maybe not as much but you get my point. One of our bp colleagues mentioned huge risk can bring huge rewards.

A little insight on my circumstances:  I can afford the mortgage and current life style.  However, I want more, my daughter needs more.  And no, I do not want more materialistic things but I do want more experiences for my family and more financial security.  I need to be assured that I can afford my daughters college tuition if financial aid is not an option.  I need to be certain that at the legal age of retirement my wife and I will be able to TRULY  retire...if we choose to do so.

If we was to sell our primary now, we will be able to pay off all of our consumer debt, student loans, with money left to invest.  Also, it will give us back at least a $1k back monthly if we become renters, even more if we purchase a mfu.  

Please, more feed back, advice, thoughts, etc.

Hello BP,

Simple question to all:  

  1. Would you sell you primary residence in order to pull out ALL of the equity and then use it to invest in real estate?

Thanks for the suggestions.  I see you own or work for a turnkey company.  I will look it up and get more information on the subject.  Question, how huch rent/profit will a $70k home bring home?

Hello BP,

Is $20k enough to get started in real estate investment?

If so, then in what capacity or form?

I live in LA,CA and feel $20k is not enough for most REI stategies but I'm not sure, which is the reason for this post.

I would love to get the most return that $20k would allow.

I am open to all suggestions and will do my research on which ever method I choose before jumping into it.

Thanks for the feed back.  Again, I am interested in the probate niche, as well as wholesaling.  I came across Ernie through word-of-mouth and the fact that he was local was added bonus.  I am not just looking for a program but someone who has the time to show me the ropes.  Again, Thank you and enjoy your weekend and holidays.
