In short, find the county you want to work, know the rules of the auction and how to become a bidder, find a property you are interested in, do as much research via the property appraiser, ensure the property exists, determine selling price minus estimated repairs to determine max bid price.  Hope this helps a bit.

You could also look into purchasing a duplex, live in one side and rent out the other side so you at least break even with your mortgage, if not a little more.  Then, you can get the lay of the land here in FL to see exactly what area in FL you want to live in, then you could find homes that suit your investment style, and then still rent out your duplex bringing in some positive cash flow.

I got my real estate license this past July having been in the corporate world for a while. Trying to give this a go and support my family. Lots of work and lots to learn! So I passed my real estate exam in FL on the first try and now I am working for Weichert Realtors Integrity Group here in Port Saint Lucie, and I wanted to find out if anyone needs my services in the area plus how do I become an agent on Bigger Pockets.  There is a site on BP for agents in certain areas that members can access if they re looking for a Professional Realtor.  I would like to be added to that sight on BP.  Is there a cost?  Do I need to contact someone at BP?  Thanks for any assistance BP members!

DO as much research as you can for free on tax deeds and now they work before you go diving in.  Most states are different in their process and lots to know before purchasing.  Remember, you make your most profits when you buy---be sure and buy right.

Thanks Walter for the awesome advice...I am starting to spread the word to family and friends that soon I will be a licensed agent, and looking for events in my city to attend like our local Business Summit coming up soon in May.  I do not have any business cards because I do not know who I will be working for, but do you think I should simply get generic cards so people have my info?

I have decided after 24+ years in education to rebrand myself and get my real estate license.  I registered for school this June.  I want to take my exam as quickly as possible and start right away.  I have dabbled in tax deeds and as a co-owner of a campground but now will take the plunge and get my license and truly help people with real estate.  If you could go back and tell yourself one thing when you were starting out in real estate, what would it be?  Thank you for any advice!

Just my 2 cents, in FL most all liens, mortgages, etc...are wiped away on a tax deed property.  I bought one with a federal lien, and that was even wiped away.  Had to communicate with the local division, but ultimately, it was wiped away and I was able to sell the property within a month.  Coincidentally, this was the house that had renters in as well.  I was able to speak with them and let them know there was an auction and what it meant for them.  They were clueless as to the process and how it could put their family in a bind--they were a young family.  I informed them that if someone else were to become the owner, they could have them removed.  Thankfully, they took precaution and made arrangements to move.  Luckily, I won the auction, and I offered to pay them some money if they left the place as is.  So my solution for you is to attempt to make contact with the people that live there and offer them money to move.  Always do the humane thing!  :-)
