Hello, these are all great answers. To do your first syndication without any money of your own will be tough. I would suggest that you get in on some syndication deals if you are limited on capital, this will allow you to make profit and enjoy the tax benefits while learning the industry

how many units are in the property you are buying? And you should have some reserves or the personal income to support mortgage.

Dan I completely agree with you. You can not award these people. I know it is costly having to evict a tenant, but very necessary.

It is tenant friendly we have 25 units there and buying more. so it can be profitable.

You just convert an IRA to a self directed IRA. But you can passively invest without using IRA funds and still enjoy the income and tax benefits of the income producing real estate

I agree with John, so many property management companies are strictly management from a desk, whisch is why we developed our own PM division....they should be doing all these things for you. But if you don’t want to offer cash for keys, i would position for an eviction at first opportunity

And convert your IRA to a self-directed one. This will allow you to you use those funds to invest in real estate structures offerings

There are syndications that do allow a small number of unaccredited investors, but with your combine income meets the qualification of accredited investor. So look around. I invite you to look at our website www.sunshinereit.com

Oh my post got cut off. But if you are waiting for the bottom to fall out of multifamily housing, it isn't. with 4.6 million unit shortage and 90 million millennials entering the rental market and Gen Z right behind them. Banks tightening lending lends to the pool of renters

e it isn't. The legislature is heavily invested in that space and will continue to shore up the industry. Conservative, underwriting is the key. This will allow a lower break even point. And remember this is the long game, it isn't an instant game.
