Does anyone have any advice for me on how to stay on top of what my local market is doing? I know it's very important to watch market trends but I don't know the best strategies to use in order to do that. I'd like to hear what some other investors do. Im in Central Arkansas if it helps. Your primary is not an investment however I would rather buy a house to live in rather than rent from someone bc I pay less monthly even after I factor in property taxes for the year (this makes sense in my area but maybe not in others)! Mortgage for my house is $528 and rental prices in my area are anywhere from $700 to $1100 for 3bd/2ba. Also, I can easily turn it in to a rental when I move out and then it becomes an asset. Again, this may not make sense in other markets but in mine it does. Just my thoughts!

Welcome David! I am in Conway Arkansas and just getting started myself. I wish you the best of luck with everything. Maybe even one day we'll work a deal together. 

I am wondering if anyone has any experience working with Synergistic Investments? I am a new investor and it seems like a good way to leverage to get a few deals under my belt. It appears to be a much better way to go rather than hard money. Would love some advice or suggestions. Thanks guys!

I am in central Arkansas as well. Conway to be exact.  It would be awesome if I were able to follow and keep up with all of the investors in my state. Talk real estate, deals etc.. I'm wondering if anyone could tell me how I would/could go about getting financing from a hard money lender or a private money lender? I'm not sure the best way of finding these types of lenders in my area so any advice would be greatly appreciated. Also, I would like to hear how some of you guys got financing for your first deal?
