Please, I appreciate the straight shooter as much as the next guy, but I'm not asking what you would do for closing cost and buying a property.  I'm simply asking as far as attracting very motivated sellers.  I was asked this question and I can't think of a definite marketing strategy to predict that.  I use direct mail, promote my website, social media but they all seem to take time to cultivate.  I just want to know if anyone had a sure go to to attract them.

Hello, my question is what would you do if you absolutely had to have a deal but you only have $1000 to make it happen?

Hello, everyone.  I'm just looking for more ways to try and get in contact with prospects.  Has anyone used RVM with success.  Honestly, the laws I'm reading about scares me.  Any info would be greatly appreciated!

@David Rosenhaus. THANK YOU!! I was an agent for 14 years and there is very little difference in the licensed world and wholesaling. You have to find people that want to sale. Funny how agents send out blanket post cards and letters and thats there job, but wholesalers do it and its spamming. SAME THING! And like you said, there are bad, unscrupulous people in every industry, especially in licensed real estate. The problem is most people don't know that only 10% of the agents do 90% of the work (look it up) Just like wholesaling. Most agents are BROKE! They don't tell you that enough in real estate school nor does the investor gurus tell you that about wholesaling. Theire both WORK!! Most people on this thread haven't had the experience of both sides. Some haven't done either side. Its competition. And most people frown on competition. Get better at you job and stop putting other peoples work down when you don't know.

Hello, I have a deal on table.  I'm going to tell you the entire story in hopes to get full advice.  Got a response from someone that I text about her property.  The property is a narrow strip of land that once had a property on it, but is now torn down and the land is unbuildable.  So I knew I would have to figure out a way to either buy one of the properties on either side or sell the land to one of the owners on each side.  I spoke with the owner and couldn't get her to agree to a price or a contract, I offered 7K.  She wanted me to speak with the other owners first.  The other owners basically told me " Not going to sell and you can't do anything with the land BUT sell it to me" ... so one wanted to really low ball.  I did negotiate $8500.  My question now is, how should I structure it.  I'm guessing $1500 finder's fee is in order.  The owner is out of town and I would handle everything for her, but how do/should I do it.  Seems like such a small amount to go through a double closing or even an assignment.  Should I just  structure a contract with the seller and the buyer with a $1500 fee to my company?  Help please, how would you handle it?

Hello Bp community.  As you can see my name is Anthony and I am from Hampton Roads Virginia (Norfolk, Chesapeake, Va. Beach, Portsmouth, Suffolk, Hampton, Newport News... for those not familiar).  I was a real estate agent for 13 years.  I've owned investment properties before, but only by buying with my money and credit.  Nothing creative.   As my title suggest, I know real estate... investing?  Very little experience.

I would love to connect with some people that wouldn't mind sharing there experiences and knowledge.  I hope to meet A LOT of you soon!!!
