There is wayyyyy more knowledge and wisdom on here than me, so I will defer to others for better answers and only offer my uneducated opinion...

What's your long term plan/goal? If you don't like being a LL, are you going to keep the other properties? Whatever you decide should help you move forward in your long-term aspirations.

It's going to be more expensive to your next investment property, so cheaper to hold what you have. Your tenant would be getting the better deal in the long run, in my novice and un-crunched-numbers opinion.

But if you don't want to be a LL anymore, take the money and do something else with it.

Thanks @John Teachout and @Suzanne Player. Since most properties have at least one elevation photo in their listing, I don't know if I should just put a (better, but not deceptive) photo of the whole building, or skip an exterior shot entirely. In my mind, guests need an idea of what the building looks like so they know they're at the right place, but I don't want them to be turned off and keep scrolling for other nearby options.

That's the window to the master bedroom. We plan on putting up a nice textured vinyl film, to keep light coming in and privacy from the view at the street, but also so guests don't have to look out and see grass (or snow) right in their face.

The steps are not as severe as they look in the photo, but there are 14. And then once inside you turn and take 6 more in the foyer, down to the condo door, where once inside you take 6 more. But quite honestly, once you're inside it's really very comfortable and relaxing. A great place to have had a fun day outdoors and now ready to get into comfy clothes and light the fire in winter, or dine al fresco off the back deck in the summer months.

Hi All,

Any suggestions for marketing an STR that lacks curb appeal?

It’s a really nice, newly updated 1bd/1ba condo in a ski community, so the inside truly is charming, but the building and the unit’s location within the building lack that “Wow” factor I see on so many listings. No “Wow” view of the mountains either.

Defintely don’t want to mislead in photos, it’s just that the real story is what’s on the inside.

I'm going to give it a shot putting a king in there. A neighboring unit that is also an STR did and from his photo it looks like it fits well enough, and still can do night tables.

I interviewed one of the discount national PM companies this week. I found their assumptive sales tactic irritating (for one thing, they wanted my checking account info after the first call to start moving things forward!), and when I read the agreement I was giving up pretty much all control over my own property, and they could charge the guest a fee I don't get cut of (so common and so immoral, imo).

Anyway, good on ya for giving the agreement the stink-eye.

My two cents, go with the king! When I am personally looking for a place, a king wins over a queen bed everytime, especially if the nightly rate is similar. We put King beds in our 1 bedroom condos here in Myrtle Beach and they have performed very well. It helps us stand out. A lot of the competition has queen beds or 2 full size beds in the master, so we stand out with a king bed and a smart tv in the bedroom.

 Thank you, Elaine. What I find interesting in this thread is that, generally speaking, the men say it doesn't matter, but the ladies all say the king bed is a must.

My margins are going to be razor thin on this, so I need all the competitive advantage I can. If I can figure out how to get a king bed and queen sofa down a flight of 14 steps, into a narrow foyer, down a flight of 6 steps, through a door, and down a final flight of five steps, I will make it happen, lol.
