Indeed. Lots of people moving here and the rental market is pretty nuts right now and has been for a while.

Clarksville is a bit further than I would want to go. It's almost 2 hours from my house. I want to target things no more than 50 minutes otherwise I don't feel I can manage it well enough. Once I get more experienced I may branch out more, but there is a lot of opportunity nearer to me.

I've been investing/flipping RE for 20 yrs nationally, would love to partner with someone local to the Tennessee area as we have good inventory and opps near Nashville/Memphis/Bama - but no boots on the ground. 


So I don't intend to work the Nashville market, at least not now. I live near Lewisburg, so I'm mostly interested in areas within about 50 minutes of me. That rules out anything further north than south Nashville. I've looked at a few interesting flips near Fayetteville and also Columbia.
Would be happy to chat with you on what you are looking for.

 Hey Anthony, I'd recommend linking up with someone 1-on-1 that is like-minded and has done what you are trying to do. Hit up Chris Marchisio. He is a realtor with The House Connection (real estate brokerage). He's done a bunch of flips in Nashville. Tell him I sent you!

Thanks for the message. I was checking out REINTN.org and it sounds pretty great. Seems there are quite a few events going on. Any in particular that you've found useful?

I toured a property this week that seems like a good flip option. It probably isn't a traditional option as it's more rural but the numbers seem alright to me. However, I haven't done a flip before and I don't know all the pitfalls. Also still trying to get a contractor lined up. Tough to find good ones in my neck of the woods. 

Do you know if it's common for people to partner on deals in particular with new people?
