 @Christopher Tanner I would be interested in something like that from a consumer standpoint but also from a development standpoint possibly.  My background is project management versus development but if you were looking for some help I could help in some way.

@Stephen Anthony Thanks Stephen!  Actually I picked that and The Book on Flipping Houses up last night.   It has been a great read to this point.

@Matthew Swisshelm  I don't disagree at all but I think I need to understand a little more before taking the initial leap.  I did take your advice to an extent though.  I found a couple properties and did some analysis on them and plan to do more this weekend.  My wife has started looking into appliances and materials and such to help with that part of the estimate.  I am hoping to pick up some pointers at the meeting and meet some potential team members/partners.

@Matthew Swisshelm Hey Matthew, thanks for asking!  Things are going well.   We went to a three day real estate investment seminar over the weekend.  Since then we have been soaking up as much information and learning as we can.  We spend quite a bit of time listening to podcasts and reading.  We have made some good progress regarding strategy, company setup, tools we will be using to manage our business and things of that nature.  The things we are focusing on now are:

  • Trying to find a lawyer and CPA - if anyone has recommendations I would love to hear them.  :) 
  • Building relationships with contractors, buyers, realtors, other investors - Looking forward to the REI Club meeting on Nov 16!
  • Picking the areas of Omaha we want to focus - still trying to figure out the best way to assess and make a decision. 
  • Understanding how best to estimate repair costs - this is probably my biggest (not only, just biggest) fear at this point.  I don't have any background in construction and don't want to underestimate the time, cost and effort to the point it blows a deal. Maybe some of the risk can be mitigated in how the deals should be structured though.

Any words of wisdom would be much appreciated!
