Well said with the pros and cons of living in an urban city.  I live in the Ironbound section of Newark as well.  If you want to be close to NYC and don't want to go out to the suburbs the Ironbound is a very good option.  Less expensive than Jersey Cit, Hoboken or Brooklyn and you get a lot of the same amenities you get in those cities such as great restaurants, coffee shops, nightlife and quick access to NYC

Are you looking to place section 8 tenants in Belleville?  If so, I would tell you to do your homework on section 8 as there are pros and cons to renting to Sec 8 and you want to make sure you are aware of everything. I have property in Belleville and for context I also have section 8 tenants in Newark.  I don't do Sec 8 in Belleville because we have no problem finding quality tenants in Belleville.  I'd be interested to hear what kind of questions you have to see if Section 8 makes sense for you

Hi Tanner, congrats on getting started.  I've read through a few responses and I agree with most.  You don't need much of a team to start.  All you NEED is a Real Estate Attorney now so you can close on a property once you get an offer accepted.  Once you have purchased a property or 2 then its time to get a Real Estate Accountant.  Agents, bankers, contractors, etc. will come and go.  Just start making offers and if this is for you then you will figure it out.  Good luck!!

Hi @Adrienn S.I would definitely suggest you buy a multifamily property.  I started with house   hacking and it put me in a very good financial position to start my life.  If you can wait, I would suggest waiting til the end of this year or early next year to buy.  Buying in the winter is always better.  As far as location, Newark is growing at a very good pace but you do have to do your research on area.  Belleville, Elizabeth, Bloomfield and Union are all areas that are within 1 hour of NYC and you can buy a multifamily within your budget.  Hope this helps and good luck in your search.

It really comes down to your budget.  The price points in those areas are very different but are both very good places to invest.  I think the Ironbound section of Newark which is next to Newark Penn Station will give you a better bang for your buck.  Please do your homework and make an informed decision because you can get hurt buying irresponsibly now.  Ask your questions here as you'll get good responses for those locations in this community.  Good luck in your investing.

Agree with @Ibrahim Hughes & @Nelson Feuerwerker. I've never paid anyone to form an LLC. Around $125 to get it formed and get your EIN right after for free on the IRS website provided once you pay for your LLC.

If the voucher is from NHA (Newark Housing Authority) which most are in Newark, they are notoriously tough on their inspections.  We have failed inspections for light bulbs, loose door knobs, cabinet drawers not closing properly, door hinges being loose etc.  From your description of the issues I'm pretty sure you will fail.  Once you fail they will schedule your re-inspection about a week or 2 later.  If you fail the re-inspection they will suspend payments and it can take months to reestablish your payments.  For these reasons we usually do an inspection a week before the sec 8 inspection so we have time to fix any issues.  I agree with @Brian Garlington to do the right thing and fix the issues that need to be fixed.  I understand you are not receiving market rent but you knew that going in and hopefully you're making a decent profit already.  I assure you resolving these issues the right way up front will save you money in the long run.

In reference to raising rent to market rate, doing that in Newark with Sec 8 tenants will take time.  You will have to make major improvements to raise rent significantly due to rent control laws.  Put in your increases with NHA every year and take care of the tenants and your will have a property that will pay you more money every year.  Getting rid of tenants now is almost impossible.  The only way to evict at the moment is if the tenant is destroying the property or there is an imminent safety risk.  I hope this helps and I am rooting for you as we need more quality and responsible landlords in Newark.
