Hello All,

It seems like evaluating action properties may be the equivalent of two FT jobs. I’m looking to get some suggestions on how to prescreen or disqualify auction properties in order to be more efficient with our time. It seems easy to fall into the trap of looking at auctions from the North Shore of Boston all the way up route 93 North to the NH border. If one looks at SFH and MFH without any geographical, size or price restrictions, the number to too many to pursue.

So again, my question is, what type of prescreening methods are people using successfully?

As my wife and I continue to filter through some of the different methods to find properties,last week we did our 1st direct mailing. We mailed to 100 absentee owners in our area. Does anyone want to give feedback on this thought. I understand the concept of direct mail; however, what's your opinion on actually looking (either in person or through Google Maps) at each these properties in an effort to single out some that may warrant a more focused approach to pursue?

Thanks for the great responses. Sorry for the confusion guys. I know they're two different companies. That's what I get for copying and pasting. I've already attended a weekend seminar with FB. Lots of good info on flips. Then connected with Dave  about his coaching program. I certainly understand that there are many people succeeding without the coaching; however, my thoughts are that coaching may speed up one's success and reduce costly mistakes. 

Thanks again for you insight. Any suggestions you can make to someone ready to take action would be appreciated

Jay thanks for input. I know that the crowd on BP is anti guri. I'm convinced there's value in using s coach. The question is how much of a measurable advantage will you get.

I hoping to communicate with those of you who have had first hand experience with Fortune Builders Mastery Program. I know there are people who have had tremendous success. These individuals are virtual spokespeople for the company. I also know there are others who have had no success. Too often these people look to bash and blame the company. I'm hoping to get to that middle ground person who can objectively discuss the program.

My wife and I have spent the last 25 years owning, operating and selling many businesses. After selling our last company, we have decided to start our own residential redevelopment company. We are at the beginning stages and have spend the last several months reading, listening and getting educated. I'd like to get some feedback from you all on whether you feel partnering with a company like Fortune Builders or Dave Lindahl would be beneficial compared to doing this on our own.
