Thanks for all the feedback! I will definitely have to sit down and compare all of the cards that you guys listed to find out what one appeals to me the most.  There are so many things to consider before completing your first deal but I am trying to plan for all of the small things to cut down on any hassles in the future.

I am currently under contract to purchase my first duplex. I am looking to start investing slowly and hope to acquire and fix up a few rental properties in the next couple of years.  I would like to keep my personal finances separate from my real estate investing finances and was looking into getting a new credit card that will strictly be used to pay for renovations/taxes/insurance/expenses etc.  I was wondering if anyone had any advice on which cards to look into? Should I get a personal credit card or a small business credit card?   Are there any major advantages of one card compared to another? I have a good credit score (around 765), I do not travel often so maybe i should look more into cards with cash back advantages? Any that would be better for the short term with one rental unit vs long term for 10-20 units? There are so many credit cards out there, any help is appreciated.

Post: Inground Pool Impact on Taxes and Insurance?

I am currently in the process of purchasing my first duplex and the property comes with an inground pool. It is not functional so instead of fixing it I plan on removing it completely and filling in the area with grass.  I was wondering if anyone could help me estimate the cost of property taxes and insurance after I remove the pool.  I recently got a claim for $1200 a year for insurance (which I thought was high) and about $3400 a year for property taxes with the pool.  Will removing the pool have a significant impact on these prices?

I have been searching trulia, zillow, and realtor.com for a few months now looking for a multi-family house that I can live in and rent out for my first investment property. I am looking in Mercer County more specifically Sharon, Sharpsville, and Hermitage and was wondering if anyone else on here owns property in these areas? Are there any other sites that you use to find deals? Do you have any helpful information for a first time buyer? Any help/tips/advice would be greatly appreciated. I look forward to expanding my network and meeting other like minded people close to me!
