Hello @Jordon Mayo Happy Veterans Day and thanks for your service!  Glad to hear you are taking the initiative and going for it, but have to toss in there that it is SUPER easy to buy and sell rural land in any state. We, quite often, buy and sell property and never even see it! As long as you buy it right (do your homework, etc.), market it correctly, you can sell it quickly with a nice profit and never have to leave town! And if it takes a few months to sell, there is nothing to maintain so it's perfect. Holler if you need tips!

Hello @Syed Shah and welcome to BP!  We primarily focus on unimproved land all over the country (& some Canada) and have found that very profitable and we can do it from ANYWHERE.  Glad you found BP - this is a great place to get all the answers. Good luck and let me know if I can help in any way!

Hi @Maria McCreless our company has been sending mailers for over 15 years and found it to be a great tool to locate motivated sellers. 5% is a good initial response average. I would send more because the more responses means you can then sort through and be picky about the properties in which you choose.

We ONLY send personalized letters with the owner’s name, property address, and a ball-park offer. (You can do your due diligence once they call back and you KNOW they are interested.) Our letters seem to really stand out from just a generic post card. I have had folks hold on to our letters for YEARS and call us when they finally determine they no longer are going to use the property.  So don’t stop if it takes a little time.   Hope this helps!

Hello @Henry M. Welcome to BP!  It is SUPER easy to buy and sell rural land out of state. We, quite often, buy and sell property and never even see it! As long as you buy it right (do your homework, etc.), market it correctly, you can sell it quickly with a nice profit and never have to leave beautiful Hawaii! And if it takes a few months to sell, there is nothing to maintain so it's perfect. Holler if you needs tips!

@Tasha Davis glad you are here in BP! Great place to learn! An excellent way to learn about real estate is buying and selling undeveloped land. Incredible returns, no rehab needed, and you can buy/sell all over the country. Great way to learn how to create and close deals - and any budget can work. Hope this helps you!

Hey @Reuben H. you can do this!  Why not start small - buy some rural vacant land for say $500, sell for $1500 and keep growing your acquisition balance to where you are comfortable enough to make some other decisions? And while you are doing that you can sell a few of the nicer properties with owner financing and sit back and collect $199/mo per property for doing nothing. Totally not crazy. A ton of us are doing it. Great way to get rolling in real estate and since you are paying cash for everything you don't have to worry about credit - AND - you will sleep well at night because everything is paid for.  Hope this helps!
