Thanks, Cameron! That definitely helps. I was not accounting for that much, and I suppose it's better to be more prepared for high ticket items. I'll also check out that article. Thanks!

Hello All,

I'm getting to know the Las Cruces markets better and analyzing mostly SFHs. I'm wondering what percentage of the gross monthly income investors are accounting for regarding cap ex, repairs and maintenance, and vacancy. How much does that percentage change based on year built and such?

I'd appreciate any help!

Hello BP community! I'm an Army veteran based in Las Cruces, NM. I'm looking to invest in Las Cruces and El Paso to start. I'd like to connect with folks with insight on the those markets and hopefully find my first deal. My focus is rental properties. I'm excited to educate myself in this realm and to get started!
