My wife and I are relocating to Pocatello (or close) for a new career opportunity I have accepted there. We have very little time and must be there in July 2021.

We're Looking for a superstar agent who knows the Pocatello SFR and small multi family rental scene. We wish to owner occupy a home with the intent to make it a rental in the near future. We already own several rentals in both Colorado and in Michigan.

I recently had one on a property that we did extensive rehab on and I thought this gentleman treated us fairly:

Sure Michael! I ended up buying the property and rehabbing it. It was our first real deal and a mammoth undertaking. I should make a deal diary one day. For financing I ended up finding Farmers State Bank out in Calhan/Falcon that would offer us a mortgage and rehabilitation loan in one like the FHA 203k on the property at a higher interest rate than the FHA .

In the middle of my first multifamily purchase, we decided to go for the owner occupied 2-4 unit multifamily for all the common reasons Im sure you hear about all the time. I ended up finding a 3 unit property here in Manitou springs that needed a lot of TLC due to past abuse and differed maintenance. The property is zoned R5 with a main 3br house and in the back has 2 individual detached cottages, they are all the same address just "A, B, and C" units. The Manitou area is expensive for me but I was confident in my numbers so I thought no problem I will do the FHA 203k and fix it up because I know all I would have to put down would be 3.5% (I offered 5%) so I made an offer and got it under contract.

Now here we are in the home stretch to closing and the deal is about to fall apart, my mortgage agent just told me that no lender will do an FHA 203k mortgage on this property with less than 25% down because the units are not attached together.  I have been all over every scrap of info I can find on the internet about the 203k and I cant find this rule anywhere.

Has anyone ever heard of this 'rule' or done a deal on a property like this one?  It feels like theyre making this **** up.  Any help or advice anyone anywhere could give me would be beyond appreciated.

Just an update, Ken Caryl Glass http://kcglassinc.com/ has been hired to replace the seals and rebuild the windows.  So far theyre the only ones in town we could find to do this and its the difference of $1800 to rebuild vs $4500 to replace.

Can anyone recommend a professional in the CS/Fountain area specializing in residential window repair and replacement?  We have some damaged frames and some fogging double paned windows.  Ideally I would like the seals be removed, windows cleaned and then new seals installed rather than the windows just being replaced.

Hi guys, Not sure if I am posting this question ing the right sub forum. We're looking at making a personal investment in a parcel of unimproved land (no utilities currently) in the limited improvement district of Perry Park in Larkspur. Im having a real hard time finding anyone with experience in this area as we have a lot of questions. Seems like this land is being sold and I wouldn't be able to build on the property until utilities are expanded and no one can tell me when or if that will happen. How can they say that if their is no HOA? Whats stopping me from just putting a well/septic in and building immediately? Any advice is appreciated.
