Strictly buy and hold although I may try a flip in the future. Now that I live in Tampa full time and I have more time, it’s something I can see myself trying at least once haha

I would do yourself a favor and give Jeff Copeland a call. He's a good friend of mine and has been managing my business' properties for the past 4+ years. Stand up guy who also knows what he is doing. Let him know I referred you, I'm sure after a phone call with him, you'll find you wont want to deal with anyone else.

Welcome David ! It’s good that you’re preparing as much as you can now while you get your funds ready for a purchase. My advice for you right now is to develop and stick to a goal. Even if it’s broken into short, medium, and long term goals. Reason why is, deals come up all of the time and if you just start buying deals haphazardly, they may not be helping you achieve goals. Opportunity cost is HUGE in this space. If you have any questions, I’d happy to be a resource for you.

Hey David,

You are definitely honing in on the hottest areas in FL! Orlando was definitely the hottest real estate market following 08-09 but Tampa caught up quite quickly and they are both the top two cities in terms of inflow for the past several years. I'm from the Northeast as well but I've lived in Tampa now full time for the past year and a half. Prior to moving down here, my partners and I had been investing in Tampa and St. Petersburg since 2015. Anyone saying there aren't good deals to be had in this area are not on top of the market. It's true, they are not as easy to come by nowadays since the market is saturated with Investors, but with 1. Someone who is constantly analyzing new listings and 2. Being ready to pull the trigger when a property comes on the market (Pre-approval, earnest money available, etc.), you can absolutely scoop up a deal. I suggest working with an agent who is Investor friendly and has knowledge of the rental market in particular, and can set you up with an MLS email drip which will give you an idea of whats available, and shows you when new properties come online. Hey Sam! It’s absolutely true that finding deals has become more difficult, but they are out there. And when deals come up you have to totally ready to strike (have pre-approval, cash to close in a bank account for at least 2 months, 2 years w2, 2 years Tax return, etc.) because being prepared is key! Did you have any areas in particular that you are targeting? What would the ideal property look like to you? Also it’s is incredibly important to know how much you have to invest, which you can calculate out to see what you can afford so you’re are not wasting time looking at properties that may be too expensive. @Ros Castro Sounds good! That’s great you were able to make your own calculator. Another suggestion for you, start running some properties through it and get some practice with analyzing deals. It’s a crucial skill, and one that is needed to be able to make quick decisions in a hot market
