I'm a newbie investor trying to see if this is a good deal. I found a 4 plex ... It's 10k less then it's worth that's an instant 10k in equity. It also net $1,900 a month and it only expense will be the loan and a $40 outside light bill a month!!! It rent for $600 on 2 units and $650 on the other 2 and surrounding rentals start at $715-$750 so that is room increasing rent. If I pull the trigger this will be my first property so I'm a lil nervous so I want to know what you guys think first!

I will like to start wholesaling and raise capital to us as a down payment on rental property.
