I'm talking with a motivated seller who's looking to sell a 3 BR/1.5 BA condo. When pulling the comps, should I be comparing it against other condos only, or is it okay to compare it to any 3 BR/1.5 BA property (SFR, Townhouse, Apt) sold within the area within the last six months which has similar criteria (square footage, age, bedrooms, etc...)? Please advise.

Congrats Josh & Marcie!  Very inspring post.  I'm currently mired in that "I need more information" stage, which only creates analysis paralysis.  I too have watched numerous BP webinars, YouTube videos, & read various books.  I know i need to just take ACTION, and I will do that because it's the only way I will achieve my dreams and goals in life.  Thanks for sharing your story and giving me that push.
