I sold a house on contract in Indianapolis I was hesitant but I needed to sell it. So I went 10% down and $550 a month for 3 years and then they have to get their own financing or I have the right to take the property back. You could do something similar, it gives them time to fix it up get it rented then find their own financing. Maybe set 1 year time limit, really comes down to what you are willing to be comfortable with and how bad you want the money.

If it is a good lead that will likely turn into something I would find out during conversation if they have a favorite restaurant. In my arsenal I would keep an array of gift cards for restaurants. At the end when closing thank them for there time and pitch something like I know this is a big decision but since you were really great to me here is a gift card so you can talk about it over dinner. Hopefully you will have one close to what there favorite restaurant is. Yes it's an expense but if it's a hot lead it's a sincere and genuine thing to do.

Overall looks pretty good - Paint is probably high due to removal of wall paper and wall prep its labor intensive to remove wall paper. If the quality is good and they can complete in a timely manner I would say you have a winner. FYI having been in the contracting business my entire life we love time and material it's like insurance for us. If we miss estimate in a contract we eat it, but time and material every expense is covered.
I'm not sure about rooms, what state are you in?

I think the real added value could be to also offer the sale of their home either through wholesale or buy/fix/sell.  I'm trying to determine if an inclusive plan/organization is better than dividing it up.  It's sort of like one stop shop and it simplifies the process.

Foreign Investors who use real estate agents as property management and then try to relinquish real estate agents responsibility when they fail to ignore the laws. Luckily there are options for tenants but most will not fight it.
I used to live off of 8th Street in Beech Grove behind the Italian Restaurant. I sold that house on Contract, I'm considering moving back to the area as all my family live there. We will have to stay in touch I'm looking at investing there in 18 to 24 months.
Where at in the Inland Empire were you? The only thing worse than local municipalities in CA is dealing with the State!! I closed a business over an executive order Jerry Brown signed when he took office that forced me to pay myself a certain rate on public works projects and do certified payroll on myself.

I see you are in Jacksonville I'm going to assume most houses are on a slab and I would tile like others have suggested buy extra some times discounted tiles sizes are off. The only person that catches it is the installer but it can throw a layout off. Also spring for a premium grout sealer, dirty grout can be steam cleaned relatively easy if it has been sealed well. Plus if some tiles break you have spare tiles to replace them....so buy an extra bag of grout so when and if you have to replace them in the future the grout will match : )

Part of the hidden expense of HVAC is the refrigeration it's extremely regulated this entails buying new and paying to dispose of old. The price doesn't seem to far off especially if they have two guys working. Also not sure of where you are geographically but in colder winter states they add electric reheat backup which elevates the price.
