There are companies out there who will pay you cash for the judgement it's not dollar for dollar but you get some cash and relinquish the headache.

Consider doing a month to month lease in case it doesn't work out.
I've been in the contracting business my entire life. A quality contractor is hard to find but not impossible. Remember for us time is money and information saves time. So know what you want, when you want it, how you want it, and stick to it. A solid plan is a path my men can work on, but frequently changing your mind or holding up productivity because a lack of a decision burns up money. If you're realistic with your budget, timeline, and know exactly what you want a good contractor wants you as a customer. Also reputable contractors typically charge fair market price for their good and services. For me if people want to haggle to much over money I will cut my losses before the job starts. Customers who find value in my service are happy customers and I don't lose a lot of time over haggling. Remember time is money for us!

Out of curiosity how many of you know how a credit score is actually derived? It's not how most people think it is. Scenario Is person A and B they are exactly they have the same job, same car payment, same income, everything is identical except one thing that will drastically change their credit score. Person A has $80,000 in unsecured open credit and person B has $5,000 in unsecured open credit. Person A will have a higher credit score because they have a larger amount of open unsecured credit. They are awarded a higher score because they can have so much open credit but are disciplined to not use it. However lenders may turn them down even though they have a higher credit score because they have to much open unsecured debt.

If you had considered yourself a seasoned investor you may say you made a rookie mistake. The most common thing I have come across in trying to understand REI is that it's always a learning experience. We always make decisions based upon the moments we are in financially, emotionally, and mentally. As long as you are not bleeding money and can live with your decision you're good. Plus you have the chance to change it up when the lease is over.
It's really relative to the market you want to be in.

This reminds of good, fast, or cheap you can only have two. Having been in the contracting business my entire life every year the schedule and budget shrinks. My strategy has been picking the right players for the projects. I assess the project scope and intent of my client and try to provide them exactly what they ask for. I also assess the quality of the people I provide services for, are they realistic about pricing/timelines, do they pay on time, can they create a backlog for me, and if I get really busy is this a client I will turn down. There is a difference between clients and customers this why I assess to determine the people I do work for. I'm grooming potential clients and long term relationships.
I had a co-worker who used to do something similar. He would look for wooded land with trees that when harvested would bring top dollar. He would then subdivided it and sold the lots at a great price so he wouldn't have to sit on them.

None of us like to lose money.....California is clear that the deposit can't be used for the last months rent.  A judge will likely remind you that the deposit is for making those kinds of repairs as he rules in the defendants favor.

The real question is are you ready to admit a lessons learned and do you really want to spend your time fighting them over it no you will likely lose?

I know here in California even though many people like to add the per day late fee.  It can be fought in court after they move out.  There was a case that set precedents that overly high late fees and daily accumulation of them is not practical.  The comparison was made that if you are late on your mortgage it is a flat fee not daily fee.  Most landlords are unlikely to be sued over this but in California tenants have the law on their side.
