I have my MBA and Masters in Real estate so the number are something I understand quite clearly.  I filed bankruptcy in 2013 to get my transcripts so I could get into a masters program. The bankruptcy has prevented me from getting any line of credit or financing since.  Even the credit cards I have only have a limit of $400.  If that werent the case I would have sufficient credit lines to complete this deal.  Its been very annoying trying to work around it.

This is not a solicitation for financing, I am inquiring about what opportunities exist in the market for deals. I just recently secured a deal to finance a multifamily building with a private lender that is willing to finance at 100% LTV. Because of the upside potential of the deal, and the high turnover sales rate of the property they agreed to finance me. The problem is the financier wants me to pay the points for the deal, and other closing cost out of pocket and I just don't have the five thousand dollars to close. Is there lenders that exist that will finance the closing cost based on a Letter of Intent, and a deal that is ready to close.

I am the Founder A. C. Builders Group LLC. I have a great deal I'm looking to get conventional financing for. It's in Chicago, IL and is generating $1,890.00. in cash flow with 15% reserves. Debt service coverage ratio is above 2. Total income is $2700. This is a once in a lifetime deal.

We are seeking an equity partner to fund an investment of this 3 unit building. This project is financed at 90% LTV and has an equity cap rate of %228.

The property is completely leased up, and has no need for rehab.

The entire after expense rent roll will be given to the equity investor, minus a 2% management fee for our firm.
