Hello BP,

I wanted to know if there are any recommendations for contractors that work in Essex County. I came across a list of several contractors from this site http://www.primebuyersreport.org/nj/essex-county-n... .

Has anyone used one of the contractors that are on this list?

Any recommendations would help!

Hello BP Community,

I was wondering who has experience with using hard money lenders, in the tristate area,  and what have  their requirements been .  Some ask for a specific amount liquid assets in order for you to prequalify for a loan. Is this a requirement among most hard money lenders?

@Chris Rosenberg I have actually found a very good tenant using the biggerpockets screening tool. It was only $35 and it includes Credit, Background, and eviction reports. I was very satisfied with the information it provided. 

However, I would still be open to trying other screening tools mentioned on this post.

I am helping my step-dad rent his studio apartment in the Bronx. He owns a 3 family house.

I wanted to know what you guys use in terms of tenant screening, specifically to run a credit report and to pull up landlord tenant disputes/background check.

Hello,

I was wondering if anyone here is knowledgeable in Austrian Economics? Particularly the business cycle theory. 

I ask this to see if others are anticipating a market crash and a repeat of the financial crises of 2007-08 and how is this affecting your real estate investing decisions currently.
