To be honest, I am new to the real estate business myself.  I will know in 2 days which strategy I will be taking.  I know you are interested in wholesaling but I suggest you look at other strategies while doing so (keep your focus on what you want though).  Here is a link:

and look at information here.  You can check in the bookstore here for more books that will help you progress.  You can PM me but as I said, I am new too and still learning also.   Hopefully we both get where we are going.  I k now I am a coach and motivational person at the least, so anything I can do to keep you on the path, I will attempt my best to do so.

@Jonathan Cerulli. My recommendation is to become knowledgeable by reading and absorbing as much as you can. I also recommend finding a good mentor (not just one that acts like they are helping). There are many good forums, podcasts and books through Bigger Pockets. Lastly, do something every day towards your goal. When you start succeeding, do not forget to reach back and help someone. I wish you much success.

My first go looks like this:

3 bedroom, 3 bathroom, 1514 sq ft, Purchasing for $47,000, Estimated $25,000-$30,000 Rehab (max), ARV for $115,000. Working on financing right now. Let me know what you think!!

I have been on the lookout too.  I think the word is out to scoop them up within a day.  Missed 3 opportunities within a week since I have been looking for another title company that will work with me (newbie jitters).   Can anyone recommend one (trying to flip/rehab a house this month) and I will be grateful and return the favor if I see 4-plex or above kick on my radar.
