Thanks for your response. We’re just  trying to decide if we should be moving on to our next property or try to add more value to this one. But your response helps us understand we’d probably be better off by adding more value that we can use on the next property when we’re. Thank you again for your time.

Hi everyone, my fiancé and I are just finishing up our first live in BRRRR. We already have a family that would like to rent out our home, but they are also willing to wait until February to move in. We completely rehabbed our house including remodeling the bathroom and kitchen. We feel we've done enough to be able to refinance and get all the money we put in back out for the purchase of our next house and live in BRRRR. But we still have some money left in savings. Should we use the money to add another bathroom and hopefully add more equity for us to access when we do our cash out refi? Or should we be satisfied with the work we've already done and keep the money in our savings to go towards the purchase and rehab of our next house? We currently have a 3bed 1bath. I've checked comparable houses in the area and homes around the same sqft that have 3beds 2baths are selling for around $20k-$60k more than the 3beds 1 bath depending on if rehabbed or not.

Could some of you more experienced investors please give us your opinions on what you think we should do? Thank you in advance!

Hello, a friend of mine is further along in Real Estate than myself. He’s also a member of Bigger Pockets but isn’t getting any response to his post.

His question is if he takes 77k or maybe a little less on a HELOC to remodel his house from 3 bedrooms and 1 bath to 4 bedrooms 2 bath with a master. Can he still refinance his house after the remodel is complete to pay off the HELOC or should he look into other ways to finance his remodel?

@Seth Borman thank you for taking the time to respond to my post.

I’m not trying to add anything. But the previous owner had some work done and the electrician has two different breakers that are double tapped. I know there are double tapped breakers but I doubt these breakers in my panel are rated for such. And there’s no more room in the panel to add any more breakers. And the wires are undersized for a 70 amp breaker.

Good morning everyone. I just bought my first house. It's going to have to be a House Hack because I'm not quite ready to BRRRR capital wise. So I'll be fixing what I can room by room over the next 6 months to a year.

I need to update my service panel from 100 amps to 200 amps. With this being my first property, I don’t have any idea about the cost of pretty much anything that will need to be updated or replaced.

Can anyone give me a price range of what I should expect to pay to upgrade my service to 200 amps?

Kenton thank you for responding to my post. I'm definitely going to be rolling up my sleeves and doing a lot of things myself. And have been looking into personal loans. Good to read that I'm on the right track from your advice.

Hi everyone I'm new to BP and RE in general. I recently bought my first home in Tacoma, WA. My goal is to BRRRR this house, but I used most of my capital paying off my car loan to get a better loan amount, and then on the down payment for my house. I'm looking for options to fund my rehab.

I have a good credit score but because of the amount of inquiries from when I was shopping around for a lender over the past year and a half, along with the fact that I’m just building my credit and have very little credit history I’m having problems getting approved for any 0% intro apr over 12 months credit cards.

Would love to attend any meet ups, or take any experienced investor out to lunch or coffee. Thank you to everyone who takes the time to respond to my post with any options for me.
