Hey Manny,

It's really up to you goals and initiatives. I decided to focus on the west side because I am very familiar with it and live here so it is easy for me to check out properties close to my house. Rents are typically higher around here but on the flip side, the taxes and competition seem to be very high as well, specifically in the cities close to the lake (Lakewood, Rocky River, Bay Village, Westlake). Although, there are some pockets on the east side where I know a lot of investors focus on, it's just not a focus of mine yet so I'm not as knowledgeable there.

When I bought a duplex in Lakewood, Ohio, the POS inspection sited the steps to the patio as they were not completely level. They also said the seller had to close the outlets in the unfinished attic. Either way, they were so minor, that the seller just took responsibility to fix them.

Just an update. I talked with the Habitat Coordinator. With larger construction volunteer events, typically they reserve those for Fridays. I will chat with you each individually to see if that still works with schedules but just wanted to let everyone know where we currently stand.

Good Morning BP!

As real estate investors, I know many of us have the shared goal to make the city we live in a better place. That just isn't in our day-to-day work but in every area in our life.

I think that giving back is one of the most important things you can do as you grow throughout your career. Many people think, I'll do that when I am at the top. But why not start now?

I have volunteered for Habitat for Humanity in several cities but most recently, Cleveland, Ohio. I really wanted to get involved with this organization because I think we all have a responsibility to give back. Not only was it great to know we were helping a family get into an affordable home that we were rehabbing, but learned some awesome skills and met some great people along the way. 

I wanted to open this up to BP and see if any of you would be interested in helping out in a Habitat Rehab project in Cleveland, Ohio. I will coordinate the logistics but message/connect with me if you are interested.

Hey Amir,

Just went through the POS inspection myself with a Lakewood property. Luckily the home I purchased was in good shape but they really pick apart the property. Most of the homes are from the early 1900s so they try to keep some consistency. The sellers had to replace a lot of the receptacles and level out the porch. I know they often hit homes for peeling paint too because that is common in this area.

Hey @Federico Gutierrez,

Yes that is correct. I am living on the second floor unit. The previous tenants lived there for 5+ years each, one of which was her daughter and she said she felt bad raising the rents.

Purchase Price $165,000

Bottom unit: $750

Top Unit: $850

Before they sold, they renovated both units so it was move in ready. I am planning on renovating the attic and connecting it to the second floor unit so I can increase the rent once I move out. Still trying to run the numbers on that though.
