Hi there.. I am a long distance investor based in CA and am looking for reliable Property Management Services to rent out and manage a 4bd 3.5ba condominium located in Round Rock, TX, 78664. The property size is slightly over 2k sq ft and is fully furnished and I would like to rent it out with the existing furniture. It also comes with a 2 car garage and the yard is managed by HOA.
Any recommendations are highly appreciated. Thank you!

I have a property with RBTR model managed by a PM. The person is not good when it comes to collecting rent. The company is inadequate in collecting rent on time. I have a room that has been vacant for 6 months. I can’t believe how it can stay vacant in such a market for such an extended period of time. All in all not happy at all with the service provided by PM. How do I fire the company without all the drama? Im afraid they might keep the rent for the last month and just say that the tenant didnt pay. I have no way of contacting the tenant to confirm as they refuse to release the information. Any advice or help is appreciated.

I have a PM who is unable to collect rent from the tenant. For last 6 months the rent has been delayed by a minimum of 7 days. When I ask my PM all he tells me is that he has communicated to tenant but they are not responding. When I asked him to give notice of eviction to them he says he has done it but they are not leaving. When I ask him about what options do I have all he told me was there is not much we can do. Im not really sure if that is how a good PM operates. Has any one been in a situation where a PM is unable to handle tenants properly? What should I do in this case?
