Congrats on starting your BRRRR journey! The numbers never lie, my man. Idk much about the Phoenix market but I've tried making the numbers work here in the Sacramento area and it was too difficult for me. I ended up investing in the Midwest instead. I would suggest looking into investing in better cash flow markets and build teams in those areas. Best of luck!

Quote from @Dante C.:

I'm not a big poster but just wanted to warn everybody about AVEN. Once you notarize, you will NEVER get hold of customer service again, especially by phone. I never took an initial draw upon signing docs and it took them over 30 days to allow me to login into my account (they promise access to funds 3-5 days after closing). Its been over 60 days since close and they have never allowed me to withdraw funds of any amount on that credit card they gave me. They are a joke of a lender and its not worth the hassle for them to be one of my lenders. Even if they allowed me to withdraw money tomorrow, I would refuse just so that I don't have to deal with these guys. I assume anybody perusing BP is even a little financial savvy, due to the fact you are doing your due diligence now with AVEN on this site. Not worth the headache, you have been warned. Don't do it. I just emailed support and requested to close/cancel the HELOC and get a Loan Closed Account letter of some type for my records and get them off my credit portfolio as to avoid problems later with any type of refi or the ability to use a different HELOC Lender on subject property.

You're not a big poster but I'm really glad you posted this one! I was just about ready to submit my app online but wanted to read more reviews. This isn't the only time I've read that this happens with Aven. I'll go with something else for now

@Tanvir Sattar thanks for the tag. I want to look more into Cincy as well 🤙🏽

IMO the Cleveland market is great for beginner investors who can't afford to invest in their own backyard. Cleveland is great so far. I'm still learning more about the neighborhoods and where to invest and where to stay away from. There's a lot of opportunity for investments.

Hello BP!

My partner Derek and I are looking to connect with cash buyers in Shasta County, CA. We have a pipeline of off market, discounted deals for rentals and fix/flips. Inventory is low in Redding CA and we are still finding motivated sellers that we need cash buyers for. Please reach out to me if you are looking to invest in Shasta County!

Post: To the Las Vegas investors, how are things going?

I was thinking about investing in the Las Vegas market. Is there anyone still investing in Las Vegas at this time? What are your thoughts of the future of the Las Vegas housing market? For the investors who currently own rental properties there, are you planning on adding more to your inventory?

Any thoughts or opinions would be much appreciated!

Post: Midland, TX - are there any investors buying?

I am currently looking into different housing markets to invest in and came across an off market deal in Midland, TX.

I wanted to get some input on how other investors in Midland are doing. Are you continuing to hold your properties until the oil market goes back up? Are you off loading your properties and reinvesting into other markets? So much uncertainty, I know but I would just like to hear your input.

Thanks, all.
