@Erick Erives most conventional lenders are allowing 15% down on single family investment if credit and debt to income are favorable. Happy to connect you with a lender.

@Symone Alexander I would consider putting this property onto the padsplit.com platform. 

I have a few houses rented by the room on the platform. My houses that are rented by the room consistently outperform my long term rentals by 2 or even 3x.

@Brandon Kim this is awesome that you have big goals for the next 5 - 10 years, it sounds like you're well on your way to accomplishing them. My advice to all new investors is to build a team ASAP (an agent, lender, contractors and a network of other investors) while simultaneously pursuing your first deal. It's not about timing the market, it's about time IN the market... so do what you can to get the first investment under your belt ASAP. If you align yourself with an investor friendly agent (who also invests) and a support system of a few other investors to bounce ideas off of, you should definitely be able to secure a "base hit" first deal.

@Trevonte Mosby I've done deals with Georgia's Own Credit Union on the credit union side. I have also worked with Citizens Trust Bank who is a very real estate friendly local bank.

There are a lot of options with a 300k pre approval. Unfortunately being in the Buckhead/Midtown area will be pretty difficult, but there are still parts of Cobb County, Dekalb County, and various in-town neighborhoods south of I-20 where deals in this price range exist. As far as duplex vs. in-law-suite goes, I'd probably focus on in-law-suite/adu properties as those will likely be in better neighborhoods (generally speaking, there are some exceptions).

In-law-suites do present unique challenges such as utility bill back (since they are almost never submetered).

@Jamie Fankhauser glad to see you are joining the BP community right out of college, that is awesome! I, like you, was fascinated by REI in college and made it a goal to purchase my first rental property within 1 year of starting my professional career after college. My first deal was a house hack in Marietta - I highly recommend starting out with this strategy.

Compounded interest is a real thing and the earlier you can start the better. Let me know if you have any questions about ATL!

@Arionna Russell I'd also get comfortable with Subject-to, I've had luck in 2020 structuring deals this way personally and with clients.
