I'm in a low income market also in Louisiana. The way we do our loans is through an LLC but personally garuantee it and group together 3 or 4 houses on one note for 15 years

I have been using property buddy iPhone application for a few months to keep up with 9 properties due dates for the rent it's $40.00 for a year subscription. Does anyone else use this ?

I bought one last November with an elderly couple in it they are still living there best tenants I have ever had. They have  never been late with rent. 

I use property Buddy on my iPhone it's no free but cheap

First post here have been browsing the forums. 1 bedroom 1 Bath house low income area. 850 square feet Rents average $300 to $350. Property taxes run about 200 a year. Insurance around $50 a month. Tenant already in place. No work is needed done on house What value would this be to buy and hold ? Asking 16,500
