If you are saying that you don't know any conventional lenders that would give you the very best rates and terms without doing a 2 yr income verification, or have a slightly loosen criteria, then you are correct. However, if you are looking for options that are still decent and close to what you can get for a conventional (~1 pt more) then people will know. It just depending more on the details, that is why I suggested going to a meet up to ask people.

I am new to this and never done a meet up before. Do you know any meetups or go to any of them? The after hour one since I work till 6pm on the weekdays and off on weekend. Look like you are in OC as well. I would love to have some time to connect with you.

Interest rates are much better on conventional than portfolio loans, so I would look first to go that route.

Thank you so much for the advice Greg. I am in the mortgage industry myself. This is just temporary plan as I am just waiting for my job 2 years seasoning and I don't want to miss out on opportunity to invest and make a little more money.

I am looking to start REI into some rentals.

Here is my situation: FICO: over 720.  I worked for Norm Reeves Honda for over 2 years and left on 1/15/2017 so i can pursue my mortgage career. 6/12/2017 is when i start with Loandepot There is a gap of 6 months in between even though I am still dong sales. 
2016 W2 shows gross pay: $122,500 2017 W2 from Norm Reeves : $16,800 2017 W2 from Loandepot: $46,000 Paystub YTD as off 3/30: $32,000 So that is my income situation.
  As for Liabilities: All credit cards are payoff monthly except 1 with a minimum payment $124 Car Payment: $786 Property Rental payment: PITI: $1220 rent collect $1400 Primary residence: PITI $2,181
  And here is what i am looking to qualified for: Rental property SFR (can be 1 unit to 4 units) in OH, TN, or GA pricing from 40k-100k.

Down payment 25% is not a problem   Please let me know what you think. Thank you so much

@Kaye Thompson : How does this property compare to some of the cheaper properties in the same neighborhood ? Like this one for example : 3712 Windermere Dr, Memphis, TN 38128
