hello David, I don’t see much networking going on in the Scranton area. Currently i have 10 doors, a 3 Family and a 7 units townhomes in operation in the area.

I trying to make atleast 5 offers a day equal you'll get a lot of no and not yet, that's where Evernote come in play follow up 30 and 60 days are gold. Get your listen down to specific candidates etc tax delinquents and probates I like.

find out what is owed on the property and if it is even worth anything (equity). Get more solid repair cost run the number and see if it makes sense. If it does get the property under contract/ assignment paper work. to get your hands on such paper work contact local (real estate attorney) he can actually help you with all this if he's good, he should have connections. If theres no equity next option would be a short short and you need to find an season investor that can handle it for you aka negotiate the deal with institution.. If this seems like much go to your next local BP meet up plenty of help sure to be there or local REIA.

what is it worth? And is the house worth you investing another 7500? Only can answer these questions. Price it slight below market value as is condition and let buyers know it needs work.

Yes look up the home owner by skip trace or yellow pages. create a conversation with the home owner your an investor in the area who buy homes and you came across the property at 123 Main Street and your interested in purchasing / make an offer.

you need to use the 60 or 70 percent to value rule to determine offer price that makes sense. I mean running the numbers you provided base off your ARV and work needed offer shouldn't pass 110k. But this deal could probably be another way such as a long term lease deal where you control the rights to asset. Is he motivated? does it have equity?

Some attorneys feel like they are wasting their time with wholesalers without any deals under their belt. But when you call tell him you need his services to draw up a contract that's tailored to your needs. When face to face explain your needs to protect you as a wholesaler, etc you need time line extensions via after 30 days or after inspections  and  exit strategy in case you don't find a seller and the deal falls thur. Every  State has different jurisdictions when it's comes to wholesaling and assigning contracts. Make sure the attorney practice real estate. Sometimes they have temples already drawn up. Or find a local experience wholesaler and split the deal and learn from him/connections. Good luck.
