What a great deal! During the purchse process did you run into any competition when bidding on the deal? And what was the strategy behind not using any financing on the deal? 

I would say syndicating could work with a 5-10 unit if the legal costs of setting one up still make the deal advantageous. However, from the standpoint of a 5-10 unit deal, I would assume the property will be around 250k - 1M. Because you won't be raising millions of dollars, it might be best to set up a Joint Venture if you have just a couple of investors. I'm not an attorney, so you would need to talk with one to figure out the best move for you. I just wanted to throw the possibility of setting up a JV instead. Best of luck!

This is an interesting question to be asking ourselves right now. I agree with most people here that there isn't a lot of opportunities right now, but there might be an opportunity for new real estate investors and seasoned real estate investors in the next 2-3 years. As someone who is wanting to start investing in multifamily product, I am taking this time to continue to build my team and network with individuals. So once multifamily opportunities arise, my team and I will be ready to pull the trigger.

Can anyone answer this Grant Cardone question for me: When Grant says his company has 4,000 units (just an example) does that mean that his company and his investors (who invest in the different funds) own a total of 4,000 units. Or his company and investors own a total of 10,000 units but the company owns 4,000 of them?

Ik this is off topic but I am interested in RE photography. Would you recommend for a college student to get in to the real estate photography business?

Russell Brazil Great! If you don't mind to answer one couple more questions. This will be my first investment property. Do I need to put the house in a LLC? Do I need to do anything before to structure the business? Also, do you think it's safe to put only 10% down on a house because of the flexibility of seller financing? Thanks so much!

Hey guys, If I wanted to buy a property from a family friend who is willing to seller finance the deal, what would be the process we should go through to get it done?! Do we need a real estate agent or is there a way to go through the process without using a real estate agent? I have looked at the numbers and the additional costs for a real estate agent might break the opportunity to buy this property. If I need to be more clear on my situation or if y'all have any questions feel free to let me know in the comments. Thanks, Anthony

Rob Lane I have not bought a property yet. Have around 15k in investment funds and trying to save more. Have been gaining experience from my grandfathers properties.
