So, looking for some advice/help in buying my first rental. Looking at a few multifamily's today and I am wanting to know what type of documentation I need to ask for. Things such as lease, list of repairs etc? When do I ask to see this type of stuff. What should I be looking for. I know to make sure I put in a Inspection clause. FYI Looking to owner occ. Ive found this very hard to find because most places are full with tenents. I have only found one place that acutally has an open spot. Can anyone shed some light on that situation. Should I look at places that are full as well and can I kick them out? I don't want to kick someone out cause well that's pretty messed up. Ok, please let me know. Thanks. @Eric Turrentine Welcome to the Bigger Pockets Nation. Congrats in getting interested in REI and doing it for a noble cause. There is a ton to read, watch and listen on BP. I highly suggest listening to podcasts. There are plenty that have to do with wholesaling and you can pick up some great tips to get started. Also if you haven't done so already, read www.biggerpockets.com/ubg Its a great book and an easy read.  I look forward to reading about your successes.

@Michael O'Connell I cant help you out with the B-Ball but I do suggest listening to the podcasts.  They are great.  I listen to at least 2 a day.  I just started a few weeks ago and its one of my favorite times of day.  Best of luck.
