Buying my first Rental

So, looking for some advice/help in buying my first rental. Looking at a few multifamily's today and I am wanting to know what type of documentation I need to ask for. Things such as lease, list of repairs etc? When do I ask to see this type of stuff. What should I be looking for. I know to make sure I put in a Inspection clause. FYI Looking to owner occ. Ive found this very hard to find because most places are full with tenents. I have only found one place that acutally has an open spot. Can anyone shed some light on that situation. Should I look at places that are full as well and can I kick them out? I don't want to kick someone out cause well that's pretty messed up. Ok, please let me know. Thanks.
