Post: Need help with kicking out a sub tenant

This post/thread was a HUGE help. I'm a Realtor and Real Estate Consultant here in Anchorage, Alaska and I am currently working with a client that is dealing with a subtenant that refuses to pay the agreed upon rent each month --to add to the problem, this subletting agreement has not been approved by the apartment community as required by the lease AND there is no written sublease agreement between the master tenant and sublessee. 

In many states, I've found that in cases when the landlord did not approve of the subletting, and/or when it is discouraged in the lease, the master tenant, essentially becomes the subtenant's landlord, so she is required to begin the eviction process accordingly as the landlord of the subtenant. As is the case here in Alaska.

So while the initial thought is "he's not on the lease, so he's trespassing", it actually does not work that way....as unfortunate as that sounds to people dealing with a difficult  subtenant who refuses to leave.

I currently have a fixer upper four-plex under contract in Anchorage, AK and I am looking for an investor that is seeking to take advantage of a potential $110k+ opportunity by purchasing the current purchase agreement (Wholesaling). We have a professional inspection report that can be provided for review in addition to the general property information below. Seeking financing for a four-plex that we just put under contract in Anchorage, Alaska. Will be a short term (12 months max) rehab project. 3 of the 4 units currently rented - all on month to month leases (roughly $2,500/month in rents). 

Purchase Price: $195,000

Estimated Repairs: $60,000

ARV: $390,000+

Strategy: The plan is to obtain the financing and work with a local general contractor in town to rehab each unit. Starting Our contractor has 12+ years of experience in residential real estate and specializes in remodels. We can provide a profile of some of his projects to verify. 

Once all repairs are done, instead of flipping, we will refinance to a conventional mortgage and pay hard money lender the remaining balance in full, in one lump sum.

Hi All!

I have been doing some research on buying/investing in nonperforming notes and I am unsure of how to go about obtaining the lists of the notes that are for sale. I was hoping that someone could provide some insight on what the process would be for obtaining a list from a financial institution, and where I should start.

Hi Chris - I was reading the Alaska Business Monthly magazine and came across an article about Alaska small business financing; specifically a company called Evergreen Business Capital. Apparently they provide services to WA, AK, ID, and OR. I'd like to know what are some key market stats that indicate which areas have a good, growing renter population that you all look for before investing in a rental property? Also, where is the best place to get that information?

I'm just getting my feet wet and I think that quantitative data could help in making a smart buying decision.
