Thank you for replying. I will re-analyze & add the HOA fee included. Since you have 2 condo properties, what were some pro & cons you faced if you don't mind sharing? Are you buying and holding those properties?

Hi BP Family,

I've purchased a condo as my primary residence May 2019 and after getting bit by the bug for RE Investing of early December 2019, my goal is to do small renovations and turn it into a rental property. I've read my condo bylaws and lucky for me, I can turn it into a rental after staying in the property for 1 year. I've analyzed the property several times and I came to the conclusion on the lowest, median and highest rental income I'll take which range from $1375-1500. After my analyzing, I am wonder when renting out a condo do the renter pay the HOA fee($185) or the Landlord? This is something I didn't factor into since my assumption will be the renter will cover HOA fee on top of rental rate. I'm open to hearing your suggestions.

To compliment what @Travis Biziorek and @Quentin Mitchell already stated. You can start out by buying and reading books on the strategy that interest you! Find your niche (SFH, Multifamily , etc)! Two books that caught my eye is the "Millionaire Real Estate Investor" by Gary Keller and "The Book on Rental Property" by Brandon Turner from Bigger Pockets. Also attend some seminar/meetup in the area as well. I got a chance to meet Wendy Patton whose was mentioned in the Millionaire Real Estate Investor book and joined the MREI group to begin networking and deep diving in the real estate.

Hi everyone, I am a software developer that has been working in the tech sector for automotive industry for 4+ years. However, I came to realization that I no longer want to sit in a cubicle for over 20 years and fight rush hour traffic day in and day out and I believe real estate investing is an great opportunity for me to generate passive income, learn handyman skills & network with other serious investors. I became a new homeowner at the beginning of this year. My first deal is my primary residence which is a condo which I plan to use as an investment property which then jumpstart me into SFH/Multifamily real estate. Current books I am reading to gain knowledge on my real estate journey is "Millionaire Real Estate Investor" by Gary Keller and "The Book on Rental Property Investing" by Brandon Turner from BP.
