A product called KILZ is a latex based primer/sealer. You can cover up the worst pet odors with that stuff and the pets wont come back and use the floor as a bathroom anymore (cant smell their previous escapades), should help with the water 'wet' smell. That or get a dehumidifier or rent one, and see if that takes care of the humidity?

I have heard of this as well, a company that owns a few G5s will sell as little as 10 hours ownership. It would be EXPENSIVE to fund the purchase upfront, but owning a chunk of a private jet would be awesome!

If you know what you are doing, its an amazing way to pick up property. Our biggest investors pick up 2-3 per week this way. They drive each property they are interested in, pull public records, make sure they arent just buying a 2nd, etc etc. There is alot of due diligence to do in a short time (sometimes the bid list isnt released until 2 days before sale, etc), but if you have the cash and want to do the legwork and take the risk, its a great source of good properties. We have been approached right after the sale to wholesale the property from somebody who didnt register to bid.or didnt win the bid. Quick $5-10k made right there and then.

Closing was delayed until the end of this week, everything should be smooth.

GVR is odd, there seems to be many homes in the $120k range and below, need a lot of fixup. Then nicer homes for $160k. It seems if you have a nice home fixed up around $130k, it will sell (like ours!). Seems good for fix and flip since there is demand, but you have to be very careful with anything you do in GVR and montbello, know your numbers and your areas.

Our usual amount to pay the owner/tenant is $1500. Take the $5k and RUN!!

You likely wont get more, but if you wait around, you might get less.

FHA just lifted their 90 anti flipping rule, at least here in CO. Some bank deeds have deed restrictions. Overall, not illegal, just getting harder to pull off.

I will add to the sentiment above, you have to know from the beginning you have to either double close, sell the LLC name to the end user, etc.

I will add to this by saying they will 99% of the time tell you their policy is to sell through the chosen agent. Banks are too large, too slow and too rigid to think 'outside the box'.

That said, some small local banks and some private/hard money lenders will sell you properties before and after they go to foreclosure from my experience. If you are calling countrywide to see if they will sell you an asset right after foreclosure you will get nowhere fast.

Be persistent, talk to as many people at the bank and see how far you can get.
