PM me, we actually do sell a list, and beyond that also have a REO National program where we initiate the bank contacts and mail them starbucks cards/promotion cards.

As for credibility, we are the 2nd largest REO real estate team in CO (volume & $), and in the top 10 for our company nationwide.

To answer your question, Sean, Bill sells a set of courses that contain a ton of forms. The material is pretty good, too. Tends to be pretty basic stuff, but covers a lot of detail.


My thoughts exactly, went to the REI 2 day event earlier this year, and it was exactly what I thought it was, sell-i-nar. That is what I expected, so it wasnt too bad. Now I will really have to look at IRR. I have had CAREI on my calendar for a year solid, I cant break myself away from dollar productive activities to be sold something I dont need. :-p

After being part of AZREIA, one of the best REI groups in the nation, CAREI does hold up the good standard. I'm not a huge fan that CAREI is run by a 'Guru', I might check out IRR however...

We sell at around market price (whatever that is these days)...

We do full rehabs, with everything new (even if low end), including all appliances, washer/dryer, window treatments, new flooring, all new fixtures, etc.

So, basically, our buyers are getting a fully renovated house that's completely move-in ready, which is very appealing to first-time buyers.

Additionally, we fully stage our houses, which I believe is the reason why they tend to move pretty quickly. Our competition doesn't stage, and most typical buyers aren't very conceptual when it comes to looking at an unfurnished space.


I agree 100%, with a quality rehab, people will be fighting for your house in the neighborhood. I sell a little below retail, if not right at it. I know guys who go 10% over retail and play the price drop game, but thats a waste of time because it never works.

Conventional buyer will work too to get around the 90 day FHA rule. *Some* FHA underwriters will waive the 90 days if the property has been vacant for some time (how long, im not sure).

Its true, you are responsible for any liens or past due water bills (can be thousands between the two). Kind of like a home inspection, is the $150 worth the thousands it might save you? Up to you, but I say yes.

County records are spotty at best, I look through about 300 properties a week for 3-4 counties worth of auctions, the best way is a an O&E search with a title company (free), followed by a title search (free for us, since we close about 10 REOs a month through them).
